Le plus grand problème au mon pays est le prix élevé du loyer. Chaque année, le prix d'un appartement devient plus élevé. Nouveau appartements sont en construction, mais beaucoup sont des appartements de luxe et très cher.

DANS un pays
"au" already stands for [à+le], so "au mon" is impossible just like "on/to the my" would be impossible in English

"des loyers" would be a bit more natural, but "du loyer" isn't wrong in itself

Here I'd definitely go for the plural, you're talking about all of them
to rise, to increase = augmenter
