I know in Spanish ‘hay’ can be used for ‘tiene’ in some cases, but in English it must always be ‘hay’, because we do not give that much ownership to inanimate objects. Using ‘tiene’ would be too personal, a native would never use it in this way, so always say ‘there are’ when describing what a location possesses physically !

There are 2 sofas.

One of them is smaller than the first oneother.

We can substitute here, as you’ve already mentioned the subject, we know what you are talking of: Here are some more comparative examples:

Describing the living room

Hello!

I hope you're doing well.

Today I'm attempting this week's homework again because, on the first attempt, people found it to be weird and confusing.

More natural: Today I'm attempting this week's homework again because people found the first attempt weird and confusing.

The living room's wall has (or: is) a beautiful gray color.

It has three painting is on the wall.

More natural: There are three paintings in the wall.

There are 2two sofas.

One of them is smaller than the first oneother.

Since you focus on the larger one in the next sentence, it would be better to focus on it here, too: “One of them is bigger than the other.”

There is a giant window beforehind the big sofa.

It brings light to the entire room.

Alternative: It lets light into the entire room.

Three lamps are placedhanging above the table (coffee table).

“Placed” sounds like they’re resting on something like a shelf. This kind of table is called a “coffee table.”

I'm aiming for the American English dialect.

American English and British English aren't considered two different dialects like Maghrebi Arabic and Saudi Arabic. They have slight differences in grammar rules, certain words may be used differently (like pants in American English would be called trousers in British English), but not dialects.

It has three painting is on the wall.

There are 2two sofas.

From numbers one to five, you write the words. Beyond 5, use the numbers (6,7,8...)
